Real Estate Law

Flower Mound, Texas Real Estate Attorney

The North Texas area is rapidly growing, and Denton County in particular is experiencing tremendous commercial and real estate development. Furthermore, with the surge of interest in extracting oil and gas from the Barnett Shale in Denton and the surrounding counties, questions concerning oil and gas leases and mineral interests have become increasingly common.

Board Certified Real Estate Attorney

Attorney Ruth Brock is Board Certified by the Texas Board of Legal Specialization in both Residential and Commercial Real Estate. She has held this designation since 1991. The board certification designation means that the attorney has met the high standards of the State Bar of Texas in the area of specialty, including standards regarding knowledge level, years of practice, and percentage of practice devoted to real estate law.

She works regularly with real estate developers, sellers, buyers, landlords, tenants, cities and municipalities, and property owner's associations. I can help you forge the deal and draft the critical Contract of Sale. After the contract is signed, we will advise you regarding the appropriate "due diligence" investigation of a commercial property purchase. Furthermore, we will review the survey and title documentation and help you resolve any title issues.

I am familiar with complex commercial lending documents and can review those documents for you and provide a checklist of the actions required to keep you in compliance. And, with over 32 years of practice in Denton County, I have the experience to serve as your representative in development negotiations with a county or a municipality.

Representing Buyers and Sellers

I regularly represent buyers and sellers of residential real estate. Typical services performed by me include:

Review or drafting of the Contract of Sale/Earnest Money Contract. I can review a contract prepared by your broker, or draft a contract in a "For Sale By Owner" transaction.

Title Commitment Review. I review and interpret your title commitment, explaining coverage benefits and limitations.

Survey. I review surveys to locate flowage, drainage and access easements, and other matters shown on the survey.

Loan Documents. I will review your loan documents and compare them with your expectations.

Advice. Frequently, my clients just need to tell me what is happening in their transaction and ask, "Can they do that?"

Assistance with Closing. I have found that I can help my clients in a more cost-effective manner by a review of documents and a pre-closing conference. However, occasionally, my clients ask me to attend a closing, and I am glad to do so.

Other Residential Real Estate Representation

I also offer real estate representation in the following areas:

I invite you to contact me for legal assistance with any real estate transaction. I will listen to your concerns during an initial consultation and provide you with the expertise your matter requires.
